Unfortunately, I also hear the same misconceptions about VA home loans almost every day. Those myths often cause Veterans to miss opportunities or spend more money than they need to.
Let’s set the record straight.
Myth #1: You can only use your VA loan once.
False. Many Veterans can use their VA loan benefit multiple times throughout their lives. In some cases, they can even have more than one VA loan at the same time, depending on their remaining entitlement.
Myth #2: VA loans take too long to close.
Not anymore. An experienced VA lender can often close a VA loan just as quickly as a conventional loan. In many cases, timing comes down to the lender and not the loan program. My average close time is less than 21 days.
Myth #3: You must put money down.
One of the biggest advantages of a VA loan is the ability to purchase a home with 0% down for eligible Veterans. Even if you choose to make a down payment, it’s because it benefits your financial goals and not because it’s required.
Myth #4: Sellers won’t accept VA offers.
This misconception is fading quickly. A well-structured offer, strong communication, and an experienced lender can make a VA buyer just as competitive as any other buyer.
Myth #5: VA loans are only for first-time homebuyers.
Absolutely not. Whether you’re buying your first home, your fifth home, or relocating after military service, your VA benefit may still be available.
Myth #6: VA loans are only for single-family homes.
Eligible Veterans may be able to use their VA loan to purchase certain condos, duplexes, triplexes, or fourplexes as long as they occupy one of the units as their primary residence.
